Description
An Application was submitted by SteelWave and Helios Real Estate to redevelop the vacant El Torito restaurant into a new Class A life sciences office building.
The proposed conceptual plans for the subject site include the following:
1. Demolition of vacant El Torito restaurant.
2. 95,931 gross sq. ft. of a new Class A life sciences office use (FAR 1.0).
3. 198 vehicular parking spaces at a ratio of 2.4 spaces/1,000 sq. ft., 16 motorcycle and 20 bicycle parking spaces.
4. Four-story building with three (3) stories of life sciences office use over one (1) level of parking.
5. An outdoor roof terrace at the 4th level for employee amenity use. 6. Ingress-egress via two (2) existing curb cuts, one (1) on Vintage Park Drive and one (1) on Chess Drive. 7. Existing VPCA landscape/park to remain.
