City-Owned 15-Acres of Property Adjacent to the Foster City Government Center
The City has entered into negotiations with The New Home Company to develop the vacant City-owned land adjacent to the Government Center, known as the 15-Acres. The proposal is for senior housing and mixed commercial uses including up to 200 for-sale housing units, 66 affordable housing units, and 150 assisted-living units, 30,000+ square feet of commercial space, and public open space.
The Draft Environmental Impact Report (EIR) prepared for the 15-Acres project is available for public review. Please follow this link for the Draft EIR and appendices. Chess Drive Offices
12 acres of privately owned land on Chess Drive to the east of Foster City Boulevard. Proposal includes replacing low-scale commercial/industrial buildings with new office space and creating open space areas with water features and a public walkway along the lagoon channel. Amendment to Gilead Sciences Corporate Campus Master Plan
72 acres of privately owned land on Lakeside Drive in Vintage Park. Proposal includes increasing the allowed square footage of the Gilead campus from 1,200,480 square feet of building space to 2,500,600 square feet of biopharmaceutical uses including office, research and development (laboratory), light assembly, and ancillary facilities to create the Gilead Sciences Corporate Campus.

TownePlace Suites - 1299 Chess Drive
On June 21, 2012, Solomon Tsai of Fullwel International Group, Inc., submitted application(s) to the city to demolish an existing 9,700 square feet vacant restaurant building (former Black Angus restaurant) at 1299 Chess Drive and redevelop the site with a 121-room extended stay hotel. The 1.69-acre project site is located at 1299 Chess Drive in the Vintage Park neighborhood. The proposed hotel building will be 69,715 square feet in size and five stories tall for a maximum height of 59'-0 above grade. The Planning Commission will hold a public hearing on June 20, 2013 to consider the following:
- Environmental Assessment - An Initial Study/Mitigated Negative Declaration, which identifies and discusses the potential environmental impacts of the project and incorporates mitigation measures in the project to eliminate any potential significant impacts (EA-12-003);
- Specific Development Plan/Use Permit to construct a 5-story 121-room TownePlace Suites extended stay hotel (UP-12-004); and
- A recommendation to the City Council for a General Development Plan Amendment to allow an additional hotel in the Vintage Park General Development Plan (RZ-12-002).
The Mitigated Negative Declaration (MND) is available for public review. Follow the link to view the MND and Technical Appendices. The public comment period for the MND begins on Wednesday, May 15, 2013 and closes Monday, June 17, 2013 at 5:00 pm.

Triton Pointe
Triton Pointe is the next phase of the Pilgrim Triton Master Plan area to submit specific plans. Triton Pointe includes the area currently occupied by the Foster City Executive Park. The proposed development includes:
- 166 multi-family residential units and 5,000 sq. ft. retail on 3.4 acres;
- 43,000 sq. ft. office/commercial on 1.0 acre; and
- 7,000 sq. ft. retail on 0.6 acre.
