Common Permits Issued by the Building Inspection Division

Appliances
Depending on the extent of the work to be done, the Building Inspection Division may require permits. Permits are required for permanently installed fixtures, tubs, showers, ovens or similar devices.

Fence repair
Please contact the Planning/Code Enforcement Division to determine if an Architectural Review is required to replace your fence.

Furnace replacement
The Building Inspection Division requires a mechanical permit/furnace permit.

Garage door and/or opener replacement
A building permit is required. If your house is in a planned development contact the Planning/Code Enforcement Division for regulations.

Kitchen cabinet replacement
A building permit is required for a counter top with built-in appliances; otherwise, no permit is required.

New hot tub/spa
Requires a Building Permit; contact the Planning/Code Enforcement Division for regulations; for technical information regarding installing the spa itself, contact the Building Inspection Division.

Re-roofing
Requires a Building Permit from the Building Inspection Division. The Planning/Code Enforcement Division regulates the color and thickness of roofs. For a list of approved roofing materials and colors please refer to the Approved Roofing Materials List available on the website or at City Hall. For homes in a Planned Development, contact the Planning/Code Enforcement Division for a list of the approved manufacturers and colors in your development.

Skylights and SunTunnels
Requires a Building Permit; contact the Planning/Code Enforcement Division for regulations, for technical information regarding installing the skylight, contact the Building Inspection Division.

Water heater replacement
The Building Inspection Division requires a plumbing permit.

Window/door replacement
Window and Door replacements may require an Architectural Review and a Building Permit wven if the replacement is the same size as the existing window. To determine if a permit is required, please contact the Planning/Code Enforcement Division.

Replacing an existing window with a Bay or Bow window requires an Architectural Review from the Planning/Code Enforcement Division and a Building Permit from the Building Inspection Division.

Replacing an existing first story rear or side yard window with garden or greenhouse style windows does not require Planning approval unless you are in a planned development but does require a building permit; contact the Building Inspection Division.
