Decks (New and Replacement/Repair)

Before building or replacing a deck, homeowners will likely need both an Architectural Review Permit and a Building Permit approved by the City. You may not need a permit if your deck is on a non-waterfront property, is at least 5-feet from any property line, and is lower than 18-inches in height. Otherwise, permits are required

To apply for an Architectural Review Permit, submit the following to the Planning/Code Enforcement Division at City Hall:

  • Completed Architectural Review application
  • Fee/deposit of $50.00 ($100.00 if creating view impacts on waterfront property)
  • Completed Architectural Review Neighbor Notification Form
  • Completed Supplemental Information Form for decks
  • Three (3) copies of a site plan* (drawn at a scale of either 1/4" = 1', 1/8" = 1', or 1" = 10'), and dimensioned to accurately show the following:
  1. Scale and north arrow.
  2. All property lines (dimensioned), street names and significant easements.
  3. Location of existing house, indicating the location of the deck with dimensions to property lines and lagoon bulkhead (if applicable)
  4. Dimensions for the length and width of the deck
  5. Site Data: lot size (sq. ft.).

*In lieu of preparing a site plan, applicants can submit an aerial image of the house, available on the City?s website, indicating the location and dimensions of the deck.

The City also has Architectural and Solar Guidelines that have design criteria for decks located along the lagoon. If your deck is on a waterfront property, please refer to the City?s guidelines for decks to ensure that your design is in compliance.

If you live in a Planned Development with a Homeowners? Association, please check with your Association for any requirements prior to applying for your permit at the City.
